  • Carefully review the contract to ensure all signatures, initials, and dates are in place.
  • Collect and complete any necessary documents, like broker forms and seller disclosures.
  • Provide tailored introductions, including contact information, to the lender, title company, buyer, seller, and cooperating agent.
  • Confirm that the client has received the wire instructions from the title company.


Throughout Contract


  • Monitor and verify that all contract deadlines are adhered to
  • Confirm receipt of escrow funds
  • Finalize and process necessary addendums.
  • Ensure the appraisal is ordered and received
  • Liaise between HOA and client to ensure all documents received and processed
  • Ensure all parties have the required paperwork, such as addendums, escrow confirmations, and more.
  • Coordinate with the Title Company and Lender regarding the loan application, title processing, loan commitment, and related tasks.
  • Arrange for the home warranty setup


Closing Table and Beyond


  • Arrange for the home warranty setup.
  • Arrange the closing appointment with all involved parties.
  • Coordinate and verify the final property walkthrough.
  • Provide clients with information for transferring utilities.
  • Submit brokerage compliance documents and request the Disbursement Authorization (DA).
  • Ensure the DA is completed and forwarded to the title company.
  • After closing, send the settlement statement to your broker.
